In a realm separate from spec homes, lives semi-custom homes. These homes are typically higher in price than spec homes, but allow you the choice of your house plan from any that we have in our arsenal!
These homes are typically larger in size (2,000 sq ft +) and are focused solely on quality- not quantity. With a Fortner Properties semi-custom home you are granted access to our staff to make your housing dreams a reality. This includes access to meeting with our in-house designer to choose your fixtures, finishes, and your interior package.
In addition to the choices that are included in your home build price, you will also have the opportunity to choose upgraded items. Upgraded items could be something as simple as wanting all home appliances purchased through us to be set up in your home upon move in day, or it could be an innate trim design that you fell in love with.
Whatever you choose to add, if anything at all, you have the opportunity to do so! Semi- custom homes do typically have a longer lead time to build (around five months or so) due to the customization of the home. They are often found in subdivisions that have high subdivision standards such as using hardieplank or brick for siding, including all soft close cabinets for the neighborhood, or even including upgraded LVP throughout the whole house.
Semi-Custom Homes Are:
- Typically higher in price than spec homes
- Allowing of the buyers choosing from options to include in their home (choosing their lighting, interior packages, appliances, and more)
- Offer “upgrade options” that buyers can choose to add in their home to make it have more of a “custom” feel
- Inclusive of at least one meeting with our on staff designer
- Interaction with our staff to help you along the way to help make your dream house a reality
- Can have a longer build time than spec homes due to the customization of the home
- Typically larger in size (2,000 sq ft +)
- Offer higher subdivision standards than spec homes (ex: tiled shower walls in all bathrooms, soft close cabinets, LVP throughout, etc)
- May be picked from any house plan that we currently have to build with
- Built with quality and not worried so much about quantity
